Two common models
- Debt: you earn interest; usually lower upside, sometimes shorter duration.
- Equity: you share in appreciation/cash flow; higher upside, usually longer duration.
Due diligence questions
- What fees exist at the platform and deal level?
- What’s the hold period and liquidity limitation?
- What assumptions drive returns (rent growth, cap rate, exit price)?
- What happens if it underperforms—who has control?
Beginner allocation rule
Start small, diversify across multiple deals, and treat this as illiquid capital—don’t invest money you might need quickly.
